9-Step “Process to Perfection”

No surprises here—just a clear, transparent path to your dream home. Our 9-step process lets you know exactly where you stand and what’s coming up next.

The first three steps set the stage during pre- construction, and the final six stages are designed for the construction process. We’ll bring your home to life, step by step.

Let’s get creative! Our pre- construction team will dive into your vision and craft a custom design, complete with a mood board to bring your dream home to life.
Plus, you’ll get access to the Loudermilk Connect app—your go-to for real-time project updates, document signing, and easy approvals.
Now we bring the design to life! Your project manager will work with our architects, designers, and engineers to finalize your home design. We’ll also lock in your budget and schedule, making sure everything aligns with your expectations.
We additionally analyze the sun patterns to optimize your home’s placement, making it more energy-efficient and reducing HVAC costs.
Let’s make it yours! Our designers will support your selections that will give your home its unique personality—cabinets, trim, flooring, tile, and more. We’ll provide a virtual 3D walkthrough of each room to ensure everything is just right before we start building.
It’s groundbreaking time! Grab your boots or old sneakers, and let’s head to your site for the official kickoff. We’ll have the homesite graded and marked, ensuring your home is perfectly positioned.
Now we’re starting to see it all come together! Framing brings your custom design to life with walls and the roofline. Once the top floor and roof are in place, we’ll take you on a tour to review details and prep for decisions on the mechanical systems.
We’ll also mark the floors for electrical, plumbing, HVAC, and cabinetry—ensuring everything is accurate and giving you a sneak peek of your future home.
Time to fine-tune the details! During the Mechanicals step, we’ll rough in all the systems— vents, fixtures, outlets, and plumbing.
We’ll walk through together so you can adjust things like lighting, USB port locations, or HVAC vent placement to suit your preferences. We’ll also review exterior materials like brick, stone, or stucco.
Once the sheetrock is up, it’s time to make final touches! We’ll review trim, molding, paint colors, and floor samples to make sure everything feels right. The exterior facade should be finished by this step, and landscaping design is underway! With the Loudermilk Connect app, you’ll track real-time progress and stay updated on any schedule or budget changes.
It’s crunch time! This step is our Red Zone; there’s about 45-60 days left of your build. We’ll meet one last time to review all of your selections in your home. Everything’s stored in the Loudermilk Connect app, so you can access your design anytime, anywhere. Need to make a final change? Just tap and approve. Your custom home is almost ready to shine!
It’s move-in time! Your project manager will give you a personal tour, making sure everything is perfect. Think of them as your dedicated concierge—focused on your satisfaction. We’ll also walk you through our warranty program and show you how to care for your home’s systems. Your dream home is ready, and your family is all set to move in!
