Step 1: Inspiration

Explore your design preferences as we create the perfect floor plan and style that fits your needs.

Step 2: Architecture

Get approval from the Architectural Review Committee or other governing body and finalize your design plans and budget, and start using our Loudermilk Connect app.

Step 3: Design

Choose fits and finishes for cabinets, trim, flooring, tile, paint, stain and other design elements that make your home truly yours.

Step 4: Construction Kick-Off

It’s time to break ground! We’ll also grade your lot and mark the placement of your basement or foundation.

Step 5: Framing

Your home takes shape as the walls and roofline bring your dream home to life.

Step 6: Mechanicals

We rough in the placement of HCAV, light fixtures, outlets, plumbing and other mechanical systems.

Step 7: Interior & Exterior

Sheetrock is installed, and we pause to finish out a window with your trim, paint, and stain colors to make sure you still love them. You’ll also approve the exterior facade, landscaping, and driveway.

Step 8: Finishes

We’ll have an important meeting to lock in your choices for cabinets, trim, hardwood floors, and other finishes. Change orders can be made in the Loudermilk Connect app, and you’ll see real-time updates to the schedule and budget.

Step 9: Home Sweet Home

We act as an attentive concierge and use a proprietary 500-point final inspection checklist as we walk through your home and ensure it’s perfect. We’ll also explain our warranty program and show you how to maintain your home.

Our process removes the uncertainty and surprises, and our custom Loudermilk Connect app provides real-time schedule and budget updates, a live video feed and an archive of all your selections for tile, flooring, light fixtures, paint colors and more.

Step 1: INSPIRATION
Start designing your dream home! Choose from our luxury home floor plans, or customize one to fit your exact needs. Our professional designers will help create your perfect home, starting with a gourmet kitchen and working outward. Our Design Questionnaire captures your preferences and reveals details such as whether you entertain often, or have children or pets. If your home is in a neighborhood with an Architectural Review Committee (ARC), we will ensure your plans win approval.

Step 2: ARCHITECTURE
In the Architecture step, we get ARC approval for the plans or make adjustments to gain approval. We will also finalize a budget and introduce you to our Loudermilk Connect app, which serves as a roadmap and real-time project tracker and lets you sign documents and approve changes along the way. The Loudermilk Connect app is a key feature that underscores the Loudermilk Difference by giving you complete transparency into the process of bringing your custom home to life.

Step 3: DESIGN
Once Architecture is complete, we will finalize the Design of your home by choosing fits and finishes for cabinets, trim, flooring, tile and other design elements that will make your home truly yours. Our rich library of photos and samples will give you better a better idea of what your dream home will look like when it’s complete. Together we will do a virtual walk through of every room of your custom home so you can make any final tweaks. Now it’s time to start building your custom home.

Step 4: CONSTRUCTION KICK-OFF
Groundbreaking marks the start of construction of your luxury custom home, and we welcome you to join us to dig a ceremonial shovel of dirt (little ones are welcome too!). Once we have graded your lot and marked the placement of basement walls or the foundation, we will bring you to the site to approve that work and ensure that everything is just the way you like it. Things are about to get exciting when framing begins and your Loudermilk Home begins to take shape.

Step 5: FRAMING
Framing is one of the most exciting steps because the walls and roofline will bring your custom design to life and you’ll start to see your home take shape. After the top floor of your home has been framed and the roofline is finished, we will bring you to the site to ensure your satisfaction and to prepare you for decisions and placement of mechanical systems. We will mark the floors with outlines of all electrical, low voltage, plumbing, HVAC and cabinets to ensure accuracy.

Step 6: MECHANICALS
During the Mechanicals step, we will rough in the placement of all mechanical systems and then we will walk through your custom home together to adjust the placement and location of things like air vents, light fixtures, electrical sockets and plumbing so we can make sure they are exactly the way you want them. If you need more lights over your favorite reading chair, now is the time to add them. You will also review exterior materials such as brick, stone or stucco.

Step 7: INTERIOR & EXTERIOR
After sheetrock is installed, we pause to finish a window with trim, crown molding, baseboards, paint colors and floor samples to make sure you still love your selections. Most builders don’t do this, but we think it’s a key step in making sure your custom home is perfect. You’ll also approve the exterior facade, landscaping and driveway. Our Loudermilk Connect is still tracking progress in real-time and will capture any changes to the schedule or budget.

Step 8: FINISHES
During the Finishes step, we will have one of our last meetings to review and lock in your choices for cabinets, trim, hardwood floors and other finishes. All of your selections are archived in the Loudermilk Connect app, so you can see the features and design of your new custom home from any mobile device 24/7. Any final change orders can be approved through the app with a touch of your finger on any touchscreen device. Your custom home is almost finished!

Step 9: HOME SWEET HOME
Our VP of Construction and your Project Superintendent use a proprietary 500-point final inspection checklist as they walk through your entire house with you to ensure that everything is perfect. Think of this as a meeting with an attentive concierge whose entire job is to make you happy. We will also explain our warranty program and show you how to maintain all of the systems in your home, and you will sign off on any outstanding items or changes needed before closing.
